Keeping with the Tata philosophy of leadership in sectors of national economic significance, Tata Realty and Infrastructure Ltd (TRIL) recently forayed into one of the most promising segment i.e. retail with the launch of Trilium Mall in Amritsar, Punjab.
Strategically located in the heart of Amritsar at Circular Road, Trilium will be the magnum opus in the proposed International City Centre, which will house a 5 star hospitality property – ‘Vivanta’ by Taj, and upscale commercial and residential complexes besides the retail mall.
When asked why Amritsar, Cyrus Engineer, Head – Sales & Marketing, TRIL replies, “We were looking at Tier II locations and concurrently the Punjab Urban Development Authority (PUDA) had a land action. PUDA’s land option was in the heart of city therefore we bid and won and hence Amritsar.”
Moreover, adds Cyrus, Punjab is definitely a richer geographical region with higher amount of spending, consumption. Amritsar though happens to be amongst the top 10 cities in India had hardly any organised retail in place. We wanted to create the experience of grand shopping, entertainment and socializing.
Indeed Trilium, with its iconic design and the All Under One Roof (AUOR) concept, is set to redefine the retail landscape of Amritsar. Spread over 5.54 acres with 700,000 sq ft of shopping area, ‘Trilium’ is likely to offer best-in-class technology and design which will create an exclusive feel and convenience for shoppers. The mall is one of the few Indian malls that are compliant with LEED guidelines and is earthquake resistant. Designed by the renowned international architectural firm – RTKL, USA, Tata Realty found inspiration in the three-petal flower – Trilium, and thus evolved the brand, integrating within its three prime attributes – joy, happiness and prosperity.
“As a new age evolved developer we have mandate that all our projects are LEED compliant. While Amritsar is not a LEED certified project; it is one of the greener malls,” claims Cyrus. Elaborating on the green principles of the mall Cyrus states, the orientation of the mall is such that we have maximized on natural light by reducing use of green facades. Innovative materials have been used to reduce energy consumption, optimize performance and have green sustainability in place. The mall offers wonderful inviting central civil space which leads on to what we made an amphitheatre thus integrating social cultural pattern of Amritsar. The twin towers are linked by interconnected bridges at all levels and having a lot of landscaped area around it. Moreover, the location of the mall also contributes to sustainability. As it is located in the middle of residential catchment, people can actually walk down thus reducing carbon footprint. Further, the company is working on harnessing greywater or converting organic waste into compost which will be discharged from the mall.
Trilium, like any other project, underwent numerous challenges. From environmental issues to tedious government approval process, design constraints, shortage of skilled and unskilled workforce, leasing and marketing of higher floors etc. amidst these challenges, the mall was developed and completed in three years, a record time from Indian perspective for 7 sq ft large mall. “But at the end of the day any challenge seems minute away in front of this big iconic building,” expresses Cyrus.
Cyrus is optimistic of the huge response at Trilium despite presence of other malls like Alpha G or the Value Mall.
“There is no competition right now in Amritsar as the only other mall is good 8 km away at the outskirts of the city. In terms of size, we are by far the largest mall and offer the complete shopping experience to people of Amritsar. In terms of brand mix, we have lot of first time newer brands into Amritsar.”
Trilium’s customers will soon have access to over 150 prominent brands such as Lifestyle, Satyam Cineplex, Pantaloon, Reliance Trendz and Digital, Tommy Hilfiger, Gant, Nautica, Jack & Jones, Veromoda, Mc Donalds, Pizza Hut, Diadora, to name a few. Trilium’s launch will change the course of Amritsar’s shopping history and offer its customers a one stop shop to cater to all their needs and desires.
